  • Maintaining the full set of legally required documentation according to the Condominium Management Act;
  • Preparing internal regulations and monitoring their implementation;
  • Consulting owners in making general decisions;
  • Organization and assistance in the implementation of the decisions taken by the General Assembly;
  • Registration of condominium ownership in the relevant administrative registers;
  • Creation of a condominium association at the BULSTAT Registry Agency;
  • Organization of current and emergency repairs and control over their implementation;
  • Representation of the Condominium before third parties;
  • Timely response to a report of a disaster or accident on the territory of the common parts of the Condominium and coordination of activities to eliminate them.
  • Preparation and updating of the budget at the entrance;
  • Collection of monthly contributions for common expenses of the condominium, in the amount of the budget approved by a decision of the General Meeting. The collection of contributions is carried out without any surcharge through the EasyPay/ePay system , or by bank transfer . A cashier periodically visits in the evening to collect contributions in cash. Possibility of payment in our office in cash or at a POS  terminal;
  • Payment on time of the monthly expenses for the common parts of the building to the electricity distribution, water supply, elevator and all other companies;
  • Payment of additional expenses, beyond the usual ones for services and consumables, only after approval by the Board of Directors;
  • Storage of payment documents;
  • Preparation of periodic reports or upon request: collected fees for common expenses, delayed payments, payments made to the relevant operating companies and maintenance companies, income and expenses in the common fund. Through the " Client Login " application, you can monitor the current financial status of your condominium ;
  • Maintenance of installations and facilities in the Common Areas of the Condominium, includes:
  • Notifying the investor /builder of warranty damage in the common areas;
  • from 09:00 to 17:00 on weekdays  , and if necessary outside working hours;
  • Regular visit  and scheduled maintenance;
  • General technical maintenance  of the building and inspection of all technical facilities in the complex are carried out  ;
  • Controls  the normal functioning of electrical networks and installations /light bulbs, switches, fuses, etc. minor repairs in the COMMON PARTS/;
  • Organization  of  urgent emergency activities  by specialized companies;
